Fortus launches new property finance service

Fortus, the Yorkshire-based accountancy and advisory firm, has today announced the launch of its new Property Finance specialism, bolstered by the inclusion of Ice3 Property Finance to the business. 

The move expands Fortus’s capacity to provide developers, investors, and business owners with an integrated approach to property and finance, combining local expertise with specialist funding solutions to support clients at every stage of their projects. 

 

Leading the new service is Tom Frank, founder and managing director of Ice3, who joins Fortus as Partner, Head of Property Finance. Tom brings more than 26 years of experience in the market and has helped clients raise over £500 million in funding. He’s built a strong reputation among developers, investors and lenders, with deep expertise in development finance, bridging finance, commercial mortgages, land and acquisition finance, and development exit facilities. 

The new service is designed to go beyond funding. It brings together market knowledge, lender relationships, and wider tax and commercial expertise – so new and existing clients from both businesses can benefit from guidance across the full transaction, not just access to capital.

For Tom, the move means a bigger platform to do what he already does well. “Joining forces with Fortus gives our businesses the platform and wider expertise to support more clients and take the property finance offering to its next stage of growth,” he said. “Clients will continue to receive the specialist, practical support they’re used to, now supported by Fortus’ broader accountancy, tax and advisory capabilities.”

The new service strengthens Fortus’ existing property and built-environment proposition, sitting alongside its tax, accountancy, wealth and wider business advisory support. The service will be able to support clients nationwide, supported by Fortus’ presence in York, Leeds and Scarborough. 

In summer 2026, Fortus secured investment from LDC, part of Lloyds Banking Group, to accelerate its growth plans. The partnership will support further investment in its people, technology and services, alongside opportunities to grow through strategic acquisitions. This will enable Fortus to expand its expertise and geographical reach, building on its established presence across Yorkshire and strengthening the support it provides to ambitious businesses across the region.
